The Indian Green Building Council (IGBC), was formed in the year 2001 by Confederation of Indian Industry (CII). The vision of the council is to usher in a green building movement in India and facilitate India to become one of the global leaders in green buildings.
Indian Green Building Council (IGBC) Green Homes is the first rating program developed in India, exclusively for the residential sector. It is based on accepted energy and environmental principles and strikes a balance between known established practices and emerging concepts. The system is designed to be comprehensive in scope, yet simple in operation.
IGBC Green Homes, a rating system focusing exclusively on the residential sector prescribes two mandatory requirements and other depending upon the energy performance. One of the mandatory requirements is the use of CFC-free equipments and the other is achieving minimum energy performance. Minimum energy performance can be achieved by acquiring minimum 3 points (for non-AC building) and 4 points (for an AC building). Under Energy Credit 1.0, energy performance (non-mandatory) (10 points) can be achieved by either adopting prescriptive approach using which 1-10 points can be achieved or can adopt a performance based approach (energy simulation) through which 7-10 points can be earned. Under Energy Credit 2.0, by installing energy meters for air-conditioning, internal lighting, external lighting, water consumption, etc 1 point can be achieved. Under Credit 3.0, by installing minimum three-star BEE labeled refrigerator, additional 1 point can be achieved. Under Credit 4.0, by installing solar water heater to meet domestic requirements, additional 1 point can be achieved. Under Credit 5.0, by carrying out in-situ power generation, additional 1 point can be achieved. Under Credit 6.0, by installing renewable energy systems to meet at least 2.5% of the annual consumption of the building, 4 additional points can be achieved. Under Credit 7.0, by installing energy efficient internal and external lighting luminaries which are at least three-star BEE labeled and maintaining interior and exterior LPD values, 20% lower than the baseline values, additional 1 point can be achieved. Under Credit 8.0, by adopting energy saving measures in other appliances and equipments like using level controllers in overhead water tanks, automatic shades and blinds, energy efficient lifts with group control, ISI rated gas burners in kitchen/cafeteria, etc, 1 additional point can be achieved. The building performance under IGBC Green Homes is measured by an audit which is conducted after commissioning to verify that the building systems installed match the basis of design requirements and deliver the desired performance. This audit is carried out by a third party accessory chosen by IGBC prior to certification. A site visit might also be conducted before the pre-certification depending on the level of rating applied for.
IGBC Green Townships rating system is applicable for large developments & townships. Townships can be predominantly commercial, industrial or retail but should necessarily comprise of a residential component. At least 25% of the total built-up area (in sq. m.) within the township should be earmarked for residential use, for it to qualify for certification.
The 'IGBC Green Townships Rating System' is designed to address the issues of urban sprawl, automobile dependency, social and environmental disconnect.
Indian Green Building Council(IGBC) has developed green building rating programmes to cover commercial, residential, factory buildings, etc., Rating programmes would help projects to address all aspects related to environment and is an effective tool to measure the performance of the building/ project.
IGBC along with the Ministry of Commerce and Industry (MoCI) has prepared the Green SEZ guidelines. IGBC has further developed IGBC Green SEZ Rating System as an extension of the Green SEZ guidelines which encourages the projects to exceed the requirements of many codes and standards. IGBC Green SEZ Rating System is a voluntary and consensus based programme.
The rating system has been developed based on materials and technologies that are presently available. The objective of IGBC Green SEZ is to facilitate the creation of energy efficient, water efficient, healthy, comfortable and environmentally friendly SEZ.
The rating system evaluates certain credit points using a prescriptive approach and other credits on a performance based approach. The rating system is evolved so as to be comprehensive and at the same time user-friendly.
The rating programme uses well accepted national standards and wherever local or national standards are not available, appropriate international benchmarks have been considered.
With the advancement of green building movement in India, many companies have evinced keen interest in having a holistic green design and construction framework for upcoming factory buildings. IGBC, in its endeavor to extend green building concepts to all building types has developed the IGBC Green factory rating system. IGBC Green Factories rating system is the first of its kind addressing sustainability in industrial buildings. The programme is fundamentally designed to address national priorities and quality of life for factory workmen.
IGBC Green Factory Rating System is a voluntary and consensus based programme. The rating system has been developed based on the contemporary materials and technologies. This rating system would facilitate the development of green factories. The rating system evaluates certain credit points using a prescriptive approach and other credits on a performance based approach. The rating system is evolved so as to be comprehensive and at the same time user-friendly.
This is an excellent opportunity for projects to participate in the pilot rating programme. The learning from the pilot rating programme would influence in developing a robust rating system. The pilot projects play an important role in evaluating the results achieved by the pilot projects and the criteria established in the rating programme.
The Indian economy is developing at a great pace and so is the building sector in India. Building sector is one of the high energy-intensive sectors of India. Thus, there is a burgeoning need for developing low energy consuming, energy-efficient buildings. There are a number of building rating systems available under IGBC which emphasize on the commercial & institutional sectors while giving less weight to the residential sector because of which the popularity of the systems is limited.
